Another large-scale urban complex is coming to Nanjing

A large-scale urban complex is about to arrive in the northern part of Nanjing, which has passed the joint completion acceptance.

The office building of the first phase of the Guorui Science and Technology Park project has passed the joint completion acceptance. As a pilot project for intelligent construction in Jiangsu Province, this project adopts prefabricated construction technology, integrates BIM technology throughout the entire process, and actively applies various intelligent equipment such as “robot workers” and unmanned elevators to create multiple application scenarios of industrialization, informatization and intelligence technologies.
Guorui Science and Technology Park is located at No. 52, Huju North Road, Gulou District, with a total construction area of approximately 350,000 square meters. The planned business types include office buildings, apartments, shops, shopping centers and supporting facilities.

The total application proportion of the “three boards” in industrialized construction is 69.5%
The project closely integrates the functional requirements of buildings with prefabricated assembly technology, widely applying prefabricated composite slabs, ALC wall panels, steel truss floor deck slabs and other prefabricated components, with the application ratio of the “three slabs” reaching 69.5%. This industrialized construction method eliminates the traditional formwork setting and dismantling procedures, enhancing construction efficiency and reducing construction costs.

The partition walls are made of autoclaved aerated concrete wall panels. This material is light in weight and high in strength. On the basis of making the walls more stable, it reduces the self-weight of the building by 30% and lowers the structural load-bearing pressure. The on-site supervisor introduced, “Compared with traditional formwork, its thermal insulation performance can reduce the energy consumption of buildings in the later stage by 25%, which not only ensures the construction quality but also achieves energy conservation and consumption reduction.”

These prefabricated components and parts are prefabricated in factories and then transported to the site. Through combination, connection and installation, they are assembled and built into the main structure of the building just like manufacturing a car. Prefabricated construction not only enhances construction efficiency but also facilitates noise and dust reduction during on-site operations, achieving a win-win situation in both economic and environmental benefits. A staff member from the Municipal Quality and Safety Station said.

Informationization empowers BIM technology throughout the entire process
The project actively applies BIM technology throughout the entire process, including design, production, construction and management. Starting from the design stage, designers from various specialties work collaboratively based on the BIM model to optimize and adjust the pipeline layout, analyze the clear height of the space, generate problem feedback reports, and ensure that the construction drawings are reasonable and feasible.

In terms of informatization, the project integrates quality, safety, personnel management, green construction, equipment management, and BIM management on the basis of the original smart construction site management platform to create a project-level intelligent construction management platform, enhancing the collaborative capabilities of various specialties and improving communication efficiency.

The “black technology partners” of intelligent applications each showcase their strengths
Floor leveling robot, floor polishing robot, latex paint spraying robot, intelligent lift, intelligent safety helmet… During the construction process, the project actively promoted the application of intelligent equipment and construction robots, making the construction process more efficient and intelligent.

For instance, by using a four-wheel laser floor leveling robot, it can utilize intelligent laser leveling algorithms and by-wire chassis technology to achieve unmanned autonomous movement and high-precision construction, eliminating the need for operators to enter the concrete pouring area. After inspection, its construction accuracy can be improved from the traditional manual 10 millimeters to within 4 millimeters, while saving 3 to 5 workers. The technical director said.

During the construction process, the project adopted unmanned intelligent elevators. It does not require dedicated operation. The hoist cage can automatically respond to floor calls and floor selection instructions within the cage, and automatically stop the floor. Not only that, the elevator has also optimized the online monitoring system platform. Managers can not only view various violation warning information anytime and anywhere, but also randomly retrieve and review on-site photos of maintenance personnel, project details and other information through the WEB end, making safety always visible and information traceable.

The Guorui Science and Technology Park site was originally the area of the 14th Research Institute of China Electronics Technology Group Corporation and is the birthplace of China’s radar industry. The completion of the science and technology park can rejuvenate urban space and revitalize inefficient industrial land.
After its completion and operation in the future, its research and office section will focus on future industries such as industrial software, artificial intelligence, and digital chips. It is expected to generate an average of about 450 million yuan in new tax revenue annually and create nearly 10,000 jobs.
